When 8 people share a house and leave together in the morning, the number of toilets matters more than the number of bedrooms.

Of the homes The081 manages, 3 sleep 8 or more: Hinokiya in Mibu takes up to 9, and MHK Nijo and Haku House Gosho-Nishi take up to 8 each. All 3 are let as whole houses to one group at a time, and each has at least 2 toilets.

Hinokiya, Mibu, Nakagyō: up to 9

Hinokiya is a two-storey Kyoto machiya built in the 1940s and fully renovated in 2025. Upstairs are 3 bedrooms, each with its own door: a tatami room for up to 3 on futons, a room with a double bed and a room with a double-size futon. The tatami room downstairs looks onto a 40㎡ private garden and takes 2 more on futons.

There is a bath and a toilet on each floor, so 9 people share 2 toilets, and anyone who would rather not climb stairs can sleep in the ground-floor tatami room beside one of them. Hankyu Saiin and Randen Saiin stations are each about 6 minutes on foot, a taxi from Kyoto Station takes about 15 minutes, and there is no parking. MHK Nijo, Nijō, Nakagyō: up to 8

A detached three-storey house with 4 bedrooms: 2 tatami rooms and 2 Western-style rooms with wooden beds. Each room sleeps 2 on a 1.4-metre double. There are 3 toilets, and the second and third floors each have a bathroom with the shower separated from the washbasin.

JR Nijō Station, the Tōzai subway line and city bus stops are all within about 3 minutes on foot, and JR runs from Kyoto Station to Nijō in 5 to 7 minutes. Of the 3 houses, it is the quickest to reach from Kyoto Station. The bedrooms are spread over 3 floors, so guests who find stairs hard can ask in advance for a bed on the ground floor. There is no parking, but there is paid parking nearby. Photographs and common questions are on the MHK Nijo listing.

Haku House Gosho-Nishi, Kamigyō: up to 8

A three-bedroom house: one bedroom has 2 small double beds, and the other two each have 3 floor mattresses. It has 2 bathrooms, 3 separate toilets, floor heating throughout and a dishwasher in the kitchen.

The Kyoto Imperial Palace and its park are 2 minutes away on foot, Imadegawa and Marutamachi stations on the Karasuma subway line are within walking distance, and a taxi from Kyoto Station takes 15 to 20 minutes. The house is registered under the Private Lodging Business Act, which caps it at 180 nights a year; Hinokiya and MHK Nijo are licensed to open year-round.
