Overview

You have one property doing well and want to add another, or you have not bought yet and are weighing a few wards against each other. At this point the decision is no longer how to run a single property, but where to put the money. Kyoto's wards differ in their guests, their seasonality, and the operating-day limits that apply, so for the same budget, where you buy and which route you run can make a large difference over a few years. Listing prices and online yield estimates are not enough to judge this on.

What we bring to this rests on two things: seven years of real operating data in Kyoto, and a foot in both brokerage and operations. Which ward's layouts let well, whether the low season holds, and whether a simple-lodging licence or 180-day minpaku pays off better in a given location — we have actual data on this, not a feel for it. Before you decide whether to buy, you can look at the steps the zero-to-one start involves and how the licensing and compliance thresholds differ by ward.

We hold a Kyoto Prefecture real estate broker licence (No. 15131), so we can look at the purchase and the sale as well as the operation. When you buy, we help screen for a property that can both operate legally and has sound road frontage and zoning; when you later come to sell, a property with a clean operating record and a complete licence holds its price better at the table. For owners with more than one unit, we look at them as a portfolio rather than managing each in isolation.

We work only within Kyoto City and do not offer opinions on places we do not know. Markets shift, the rules are tightening, and no one can guarantee a particular return; we do not either. What we can do is lay out the choices in front of you, each with its cost, its risk, and its rough room to move, on real data, and leave the decision to you.

I only have one property. Do I need strategy consulting?

Not necessarily. If you simply want to run your existing property well, the operations upgrade fits better. Strategy consulting suits owners who want to add another unit, choose between wards, or weigh the timing of a purchase or an exit.

What is your advice based on?

Seven years of real operating data in Kyoto, together with the perspective of both a broker and an operator. We look at the actual performance of a specific ward and a specific layout, not a generic market report.

Can you help me decide which ward and which property to buy?

Yes. We hold a real estate broker licence, so we can screen properties from both the legal-operation and the purchase-and-sale sides. We look not only at whether a property can become a minpaku, but at how easily it will sell later.

Do you work in markets outside Kyoto?

No. We operate only within Kyoto City, have no first-hand data on other cities, and will not offer irresponsible opinions on them.
