The Shimizu Gojo House Clears Its Construction Inspection

Our Shimizu Gojo house has passed its construction inspection — the last structural gate before a Kyoto rental can open legally. Fire sign-off and listing come next, with the first Airbnb guests expected in March.

This month the Shimizu Gojo house passed its construction inspection. It is the last hard gate before the house can open as a legal Kyoto rental.

What the inspection checks

The house looked finished — floors, kitchen, daylight all in place. Finished is not the same as legal. The inspector walks the building against the approved drawings: structure, stairs, ceiling heights, the way out in an emergency. Pass, and the certificate of inspection (検査済証) is issued. On an old Kyoto house this is rarely a formality, because decades of earlier renovation do not always match current code. Finding the gap while the trades are still on site costs far less than finding it after a licence is filed.

Fire comes next

Once a house takes paying guests, it is held to a stricter standard than a home: linked fire alarms, guidance lighting, extinguishers, and sign-off from the fire authority. The equipment is cheap; the sequence is not. Specify, install, and inspect in the wrong order and you lose weeks right before opening. Why we clear this before listing

Rush a house to market and leave compliance for later, and the order is backwards; that is where projects stall. The local team that built the house runs it afterward, under the same full management, with no handoff in between. We have taken other houses down this path, most recently the Shichijo project.

FAQ

Does an old Kyoto house always need a construction inspection to become a rental?

It depends on the work done and the licence used. Where renovation touches structure or changes the use, a completion inspection and a valid certificate are usually part of opening legally. For an older house, plan for a close look at the building record.

What if it doesn’t pass?

The licence application that follows gets slower and less certain. That is why we clear the inspection first and list second.
